Where to Stay in Placencia: Village vs Peninsula, and What the Printed Rate Includes

In Placencia the printed rate means two different things depending on who printed it. The village properties that publish rates state that the 9% hotel tax is already inside the number. The one peninsula resort that publishes rates states its prices are “exclusive of 9% Hotel Tax and 10% Service Charge” — about 19% on top. Published rates run US$94 to US$490.50 in the village, tax included, and from US$400 on the peninsula, before tax and service.

No property we fetched on Ambergris Caye or Caye Caulker publishes a rate inclusive of tax. That is the narrower and accurate contrast: it is not that everyone there quotes exclusive of tax — several of them state no tax terms at all. Ramon’s Village and Colinda Cabanas print no tax note whatever, and Las Terrazas and Caye Caulker Plaza print only “Excludes taxes/fees” and "+taxes and fees" with no percentage behind either. What is specific to Placencia Village is the tax-inclusive convention, and it is the difference between comparing two numbers and comparing two different things.

The village: rates with the tax already inside

Ranguana Lodge, “located in the heart of beautiful Placencia” and “Right on the Placencia sidewalk - the narrowest street in the world”:

Its garden cabins are published at $94.00 US with no season breakdown attached. Printed terms: rates accommodate 1–3 people per night and “includes 9% hotel tax”; additional guests $10.90 US each. That $10.90 is a $10 charge with the 9% already applied — the tax-inclusive convention showing in the cents.

Miramar Suites Belize, Placencia Village, Stann Creek District:

Printed terms: “Rates per night include 9% hotel tax” and “Hotel tax is subject to regulatory rate change.” Three of those four figures are exactly a round number plus 9%: $200 → $218.00, $300 → $327.00, $450 → $490.50. The property publishes no season dates, so these read as flat rates observed on 26 August 2026.

Sea Spray Hotel, “Sidewalk, Placencia Village, Stann Creek, Belize”, publishes no rate table at all, but does publish its convention: “Please note all rates on our website are in US dollars tax and daily housekeeping included.” Its room categories are named — Seaside Cabana and Economy Rooms, described as “19-20 budget beachside rooms total” — and its actual rates sit behind a booking engine we could not read. It is the third village property stating tax-inclusive pricing.

The peninsula: rates before tax and service

Naia Resort and Spa, on the Placencia Peninsula inside “a private 224-acre community” and described as a “19-acre resort”, publishes a four-period table:

Larger houses on the same table — the 4BR Palmera and 6BR Solana — run $2,200 to $4,000, and up to $5,000 over Christmas. Printed tax note: “All room prices in US dollars and are exclusive of 9% Hotel Tax and 10% Service Charge.”

What that means when you compare the two

The wording, verbatim and all checked on the same date:

A $400 Naia studio is about $476 once its own stated tax and service charge are applied. A $150 Miramar studio is $150. That $476 is base-additive — the 9% and the 10% are each taken on the $400 ($400 + $36 + $40), not stacked on each other, which would give $479.60 instead. The method is not our assumption: Cahal Pech Village Resort in Cayo prints exactly that arithmetic as line items, $109.00 + $9.81 + $10.90 = $129.71, and it is the only Belize property in this research that shows its working. The entry point on the peninsula is roughly four times the village entry point on the printed numbers, and the gap widens once the two conventions are made comparable.

One honest limit on that comparison: only one peninsula resort publishes rates at all, so the peninsula figure rests on a single source, while the village figures rest on three.

The two published season calendars disagree about November

We are not resolving this, because there is nothing to resolve — two properties set their own calendars.

• Naia prices April 16 – November 19, 2026 as its cheapest band, stepping up from November 20.
• Ranguana calls November 1–30 its Low Season and December 1–20 its Shoulder.

Only one of them puts the whole dry season at the top of its range. Ranguana does: December 21 – April 15 is its High Season at $155.50, against $135.00 in November. Naia does not. Its January 4 – April 15, 2027 column is identical to its November 20 – December 22, 2026 column at every single row — $450 against $450, $550 against $550, $650, $750, $800, $1,100, all matched. The only window Naia prices above the rest is the twelve days of December 23 – January 3. Beyond that, use the calendar belonging to the property you are booking. Ranguana’s page names a further peak season beginning April 15, where its High Season ends, and publishes no figure for it at all: it says only “we have special rates !!”.

Where the peninsula resorts actually are

Resorts on the Placencia Peninsula publish no distance from Placencia Village — and the peninsula is 15 miles long, holding three separate communities. What they publish instead:

• Itz’ana: “Mile 20 Placencia Road” — a mile marker, not a distance from the village, and we are not converting it into one.
• Chabil Mar: “a stroll along the beach to Placencia Village” — a description with no figure.
• Naia: neither.

That is a real difference from Ambergris Caye, where four resorts publish their distance from San Pedro, two of them to the tenth of a mile. Any stated mileage from Placencia Village would be an invention.

What reaching it and getting on the water cost

Cahal Pech Village Resort publishes the only complete point-to-point transfer tariff we found in Belize: San Ignacio to Placencia $212.00 for one or two passengers, then $50.00 per person, with Seine Bight also $212.00 then $50.00, Hopkins $167.00 then $40.00 and Dangriga $139.00 then $40.00. All USD, 12.5% GST applies, and “Kids below the age of 10 yrs - Free”. The card also prints “Prices are based on a minimum of two persons, a single pays rate of two”, so a solo traveller pays the two-person figure. BZ Shuttle Service publishes no rates on its Placencia route page.

A day on the water from Placencia is quoted all-in. Seahorse Dive Shop prices a barrier reef snorkel day at $100 USD and a two-dive barrier reef day at $150 USD, both stated to include “2 guided dives or 2 snorkel session, All Diving and Snorkeling Equipment, Belizean-Style Lunch, Bottled Water, Beach towels, Marine Reserve Conservation fees, Hotel Transfer (some restrictions may apply), 12.5% Sales Tax.” Minimum five divers, 9:00 a.m. to 3:00 p.m. The same shop prices PADI Discover Scuba at $185 US and an Open Water Referral at $350USD, similarly all-inclusive. The hotel transfer being inside the price — subject to that restrictions caveat — is worth noting on a peninsula where the resorts do not publish their distance from the village.

What the operators don’t publish

These are gaps in the properties’ own published information, not ours.

• Sea Spray Hotel publishes no rate table. Its booking page, /rooms, /rooms-rates and /accommodations all failed to yield rates or returned 404. Only its tax-inclusive convention could be sourced.
• Chabil Mar publishes no rates — the site routes to a contact form. Note also that chabilmar.com does not resolve; the working domain is chabilmarvillas.com.
• Itz’ana Resort publishes no rates and no rates-page URL; booking runs through an embedded widget.
• Turtle Inn: turtleinnbelize.com does not resolve. A rate could not be sourced.
• Lydia’s Guesthouse, a village budget option with six rooms and shared bathrooms, publishes no figure — its page says “Email Lydia for her affordable rates.” It is the likely true bottom of the village market, which is why the US$94 above is the lowest published rate rather than the lowest available.
• Julia’s Rooms and Guesthouse: juliasrooms.com does not resolve.
• Ranguana Lodge publishes no peak-season figure at all for the period from April 15.
• No peninsula resort publishes its distance from Placencia Village.
• One naming trap worth flagging: the property trading as Barefoot Beach Belize at barefootbeachbelize.com gives its address as “4 playa Asuncion, Caye Caulker”. It is not a Placencia property and is not listed here.

How we researched this

Scope: this page reports source research, not an on-site test. We checked the booking systems, timetables and official sources named below on the date shown; calculations, unresolved disagreements and information we could not verify are labelled explicitly.

On 26 August 2026 we fetched each property’s own rate page and recorded the figures, the season dates and the tax wording exactly as printed. Every rate here comes from the property’s own published table — none from a booking engine, an aggregator or a quote request, which is precisely why three peninsula resorts have no figures on this page. The tax-inclusive and tax-exclusive wordings are quoted verbatim from the four properties’ own pages. The $476 figure and the round-number arithmetic on Miramar’s rates are ours, computed base-additively from the printed rates and the properties’ own printed tax terms. Transfer prices come from a resort’s own transfer rate card; the dive and snorkel prices from the dive shop’s own trip and course pages. Where two properties’ season calendars disagree, both are printed above.

Last verified: 26 August 2026. Published rates and season dates change without notice, and not every figure here is tied to a date range: Miramar publishes no season dates at all, Ranguana attaches none to its garden cabins, and Sea Spray publishes no rate table.
