Where to Stay on Caye Caulker: Published Rates and the 9% Tax

Verified live on 26 August 2026, on each property’s own published rate page.

Four properties on Caye Caulker publish nightly rates you can read without a booking engine. They run from US$60 for a basic hotel room, through US$119–$299 for the mid-range beachside cabana and suite bracket, to US$319–$600 for garden cabanas, penthouses and whole houses — all before a 9% accommodation tax where the property states one. Only two of the four publish a tax percentage at all, and neither of those two mentions a service charge.

That is the structural difference from the island next door. Caye Caulker is cheaper at the entry point and shallower at the top: nothing here publishes the four-figure villa tier that Ambergris Caye and Placencia both do — up to $2,395 at Victoria House and $1,320 at Naia — and the two properties that state their tax terms charge 9% and stop.

The published rates

Caye Caulker Plaza Hotel — the lowest published hotel rate found anywhere in this research, across all four destinations:

The property publishes no season dates, so these read as flat year-round rates, and the "+taxes and fees" wording gives no percentage.

Colinda Cabanas publishes a unit-by-unit “from” ladder. The accommodations page lists fifteen named units while the property describes itself as “14 charming, beach-side cabanas” in beachfront, Caribbean and garden categories:

Garden rooms and beach-front suites on the same small lot differ by 1.6 to 1.7 times — $125 against $199 and $215. The full spread on the lot is wider, 2.9 times from the cheapest Caribbean Cabana at $119 to the Private Beach House at $349, but those two are not the same categories and that larger ratio is not a garden-versus-beachfront number. That page carries neither season dates nor a tax note.

Sea Dreams Hotel publishes rates by unit and by number of guests, “plus 9% hotel tax”:

Also printed: “Add $40 per night for Christmas and Easter bookings.” The extra-guest pricing on the apartments is a flat $10 per head rather than a percentage.

Iguana Reef Inn publishes a full three-season table:

Its Holiday band is defined as Christmas, Easter and Lobster Fest — the third of those is a Belize festival window rather than a northern holiday. Rates are single or double occupancy; additional guests $15 nightly per person, maximum four per unit. Tax note: “Rates are listed in US dollars and do not include the 9% accommodation tax.”

When it is cheap, in the hotel’s own numbers

Sea Dreams publishes a discount calendar rather than a season table, which is the clearest dated evidence on the island of when rates fall:

Observed on 26 August 2026 for the 2026 calendar. September and October carry the deepest discount: a $145 Courtyard Room falls to about $94 in that window, before tax. Iguana Reef’s table points the same way from the other direction — its Summer/Low band is May 1 – October 31 and its High band is November 1 – April 30.

The tax line here is simpler than on the other islands

Both Caye Caulker properties that publish a tax note charge 9% and add nothing else. Iguana Reef prints “Rates are listed in US dollars and do not include the 9% accommodation tax”; Sea Dreams prints “plus 9% hotel tax”. Both omit a service charge.

By contrast, the Ambergris Caye and Cayo properties we read on the same date add a service charge of 6% to 12% on top of the same 9%. On a $200 room that is a difference of $12 to $24 a night in the real total, created entirely by a charge that does not exist here — which is why the two islands are not comparable on headline rate alone.

Caye Caulker Plaza’s "+taxes and fees" and Colinda’s silence mean the other two properties cannot be totalled this way at all.

What the island costs against Ambergris Caye

On the same date, the lowest published rate on Caye Caulker was US$60 and the lowest published rate on Ambergris Caye was US$175 — roughly a third. Both figures carry the same caveat: budget and hostel-tier properties on both islands publish no rates on their own sites, so these are the lowest published numbers, not the bottom of either market.

The top of the market is the sharper contrast. The highest published figure on Caye Caulker is the $600 House of Sea Dreams. On Ambergris Caye, Victoria House alone publishes a 2BR at $1,430, a 3BR at $1,585 and a 5BR at $2,395 — figures read on that resort’s own rate page on the same date while researching our Ambergris Caye page, and linked below.

Two costs that follow the island rather than the room

Getting around is priced by the hour here, not by the day. Eco Beach Rides, on Chapoose Street, advertises golf carts “Starting at $15/hr!” and scooters “Starting at $10/hr!” — no daily or weekly rate is published, and the currency is not labelled on the page. Every Ambergris Caye operator we checked quotes a day rate instead, and across the four of them a four-seater runs USD $30–60 before tax — $30 at Ambergris Caye Carts, $35 at Go San Pedro, $40 at Mark’s and $60 at Carts Belize, which is the only one publishing an all-in figure of its own at US$73.12 for 24 hours. The full cards are on our Ambergris Caye and San Pedro page. Buddy’s Golf Cart Rentals, listed as a Caye Caulker operator by the Belize Tourism Industry Association, publishes no rates at all.

Certification is cheaper from this island. Scuba Sensation prices a PADI Open Water course at $460.00 USD, tax included; Frenchie’s Diving Services at $480 USD, without stating whether tax is included. In San Pedro, two shops state a tax: Ramon’s Village prints $500 and Ecologic $550, both adding a 12.5% sales tax on top, which is $562.50 and $618.75 once applied. A third San Pedro shop, Amigos del Mar, prints $550.00 for the same course with no tax note and no currency statement anywhere on its pages, so it stands exactly as printed — and it stays out of the arithmetic below, because at Belize’s fixed BZ$2 = US$1 peg an unlabelled “$550.00” is either US$550 or US$275, and the two readings put it on opposite sides of every Caye Caulker figure. We are not resolving that by guessing.

Across the four shops that do state a currency, comparing any Caye Caulker figure with any San Pedro one, the gap runs from US$82.50 — Ramon’s US$562.50 against Frenchie’s US$480 — to US$158.75, Ecologic with its own stated tax against Scuba Sensation’s tax-inclusive US$460. The two pairings in between land at $102.50 and $138.75. That is the spread before a room is booked on either island. Our PADI Open Water course costs page prices all six shops.

An evening costs what a bar on the island prints: Barrier Reef Sports Bar advertises "$4 BZ Belikin Beer" and "$4 BZ Local Cocktails" at happy hour, 3 pm to 6 pm daily — about US$2 at the 2:1 peg, and one of the very few Belize price listings that labels its currency.

What the operators don’t publish

These are gaps in the properties’ own published information, not ours.

• Seaside Cabanas publishes no rates. Its site lists 18 rooms with bed configurations and “Reserve” buttons and no prices. Its own description of the location: “right on the beach on the beautiful Island of Caye Caulker, just 22 miles from Belize city.”
• Barefoot Beach Hotel Belize, at “4 playa Asuncion, Caye Caulker”, publishes no rates — booking runs through ThinkReservations.
• Weezie’s Ocean Front Hotel: weeziesoceanfront.com does not resolve. An official rate could not be sourced.
• Tropical Paradise Hotel: tropicalparadisebelize.com does not resolve.
• Yuma’s House Belize has lost its domain — yumashousebelize.com now serves unrelated online-gambling content rather than a hostel site. Any rate attributed to it by an aggregator is unverifiable, so we list none.
• Caye Caulker hostels publish no dorm rate on their own sites. Dorm figures circulating in travel write-ups trace to a 2024 blog post rather than to an operator, so we have not recorded them.
• Colinda Cabanas publishes no tax note and no season dates alongside its “from” prices, so its figures cannot be tied to a date range the way Iguana Reef’s can.
• Caye Caulker Plaza publishes no percentage behind "+taxes and fees".
• No property on Caye Caulker publishes a rate inclusive of the 9% tax — unlike three properties in Placencia Village, which state that their published prices already include it.
• Amigos del Mar publishes neither a tax note nor a currency statement on its course table, which is why its $550.00 sits outside the “plus 12.5% GST” group above rather than inside it — and outside the island-to-island spread entirely. The one figure that shop labels anywhere is its Great Blue Hole trip, printed "$285 USD" — read from its own trip page and recorded by our diving and snorkel certification costs research, not established here.

Scope: this page reports source research, not an on-site test. We checked the booking systems, timetables and official sources named below on the date shown; calculations, unresolved disagreements and information we could not verify are labelled explicitly.

On 26 August 2026 we fetched each property’s own rate page and recorded the figures, the season dates and the tax wording exactly as printed. Every room rate here comes from the property’s own published table — none from a booking engine, an aggregator or a quote request. The discount calendar is Sea Dreams’ own, read on that date. The comparison figures for Ambergris Caye and Cayo come from those properties’ own rate pages fetched the same day. Cart prices come from the rental operators’ own pages, dive course prices from the dive shops’ own course pages, and the beer prices from the bar’s own listing. Where a property publishes nothing, or its domain no longer resolves, it is listed above rather than filled in.

Last verified: 26 August 2026. Published rates and discount windows change without notice, and two of these four properties publish no date range for the figures they show.
