Where to Stay on Ambergris Caye: Published Rates by Area

Verified live on 26 August 2026, on each property’s own published rate page.

Five properties on Ambergris Caye publish a nightly rate you can read without a booking engine. They start at US$175 in and beside San Pedro town, about $200–$208 north of the bridge and US$235 south of town — all before a 9% hotel tax and a service charge of 6% to 10% where the property states one. Two of the five state no usable tax terms at all: Ramon’s Village, the source of that US$175, prints no tax or service line on its rate table, and Las Terrazas, the source of the $208, prints only “Excludes taxes/fees” with no percentage. The two north-of-the-bridge figures appear without a US prefix because neither Portofino nor Las Terrazas states a currency on its rate page. Six more properties on the island publish no rate we could read at all.

The three areas do not separate cleanly on price: the entry points sit within about US$60 of each other. What separates them is how far you are from town — and the resorts north of the bridge publish that number, two of them to the tenth of a mile.

San Pedro town and Coconut Drive

SunBreeze Hotel, #7 Coconut Drive, described on its own site as “Beachfront San Pedro” and “within a stroll of the quaint town of San Pedro”:

Printed tax note: “Room Rates are in $USD and are subject to 9% Room Tax & 6% Service Charge” — the lowest service charge found on any property in this research. SunBreeze publishes no seasonal breakdown, so these three figures cannot be tied to a date range; they were on the page on 26 August 2026.

Ramon’s Village Resort, Coconut Drive, publishes a full three-season table in US dollars:

Season dates as printed for 2026: Peak January 3 – April 30; Standard May 1 – November 20 and November 28 – December 18; Holiday November 21–27 and December 19 – January 1, 2027. Rates are single or double occupancy, “Add $30.00 for each additional person (over 12 years of age).”

North of the bridge

Four resorts north of San Pedro publish their distance from town in their own words. Two of the four publish rates.

Las Terrazas Resort publishes “From” prices rather than a season table: Deluxe Suite “From $208 /night”; Garden View Villa “From $359”; Two Bedroom Resort View Suite “From $429”; Luxury Lagoon Villa “From $559”; Penthouse “From $655”; Terrazas Luxury Villa “From $695”; Beach Front Villa “From $895”. Its rooms-and-rates page shows a dynamic booking-engine placeholder carrying only “Excludes taxes/fees. Final total at checkout”, so no tax percentage could be sourced for this property.

Portofino Beach Resort publishes the most complete north-of-the-bridge table found:

Additional person $45. Season dates as printed: High January 4 – March 28, 2026 and April 6 – July 31, 2026; Low August 1 – December 19, 2026; Peak March 29 – April 5, 2026 and December 19 – January 2, 2027 — 19 December appears in both the Low and Peak bands as printed. Tax note: “All prices do not include 9% Government Hotel Tax and 10% Service Charge.” The same beach cabana moves from $200 to $350 between Low and Peak, a 75% swing.

South of town

Victoria House Resort & Spa publishes daily rates for two periods, and unusually publishes 2027 as well:

Its beachfront villas and suites on the same table, for January 2 – December 20, 2026: Casa Del Sol 1BR $385; Tower Suite with Jacuzzi Bath $670; Infinity Suite 1BR $785; Casa Playa Blanca 2BR $1,430; Casa Del Sol 3BR $1,585; Casa Azul 5BR $2,395. Holiday-period equivalents: Infinity Suite 1BR $880; Casa Playa Blanca $1,650; Casa Azul $2,795. Additional persons $35 a night on all rooms.

Printed tax note: “Rates are in $USD and do not include 9% government tax & 10% service charge.” The 2027 rates published on the same page start at $250 for a Stateroom and $285 in the holiday period — which means a 2027 trip to this property can be priced today.

The tax and service charge on top of every figure above

9% is charged by every property here that publishes a tax note. The service charge is the part that moves:

On a $250 room that is between $37.50 and $47.50 a night of add-ons depending on which of the three properties printed the rate — four percentage points of difference created by the service charge, not by the room.

When the rates fall

Both properties on the island that publish a full season calendar put their cheapest band in the months from May onward and their dearest around the turn of the year and in the first months of it. Ramon’s Standard season runs May 1 – November 20 and again November 28 – December 18, with Peak from January 3 – April 30. Portofino’s Low season runs August 1 – December 19, with Peak covering the Christmas and New Year block and the eight days from 29 March to 5 April — a window that begins in March and ends in April rather than sitting inside either month. Victoria House does not use seasons at all — one rate from January 2 to December 20, then a higher one for the eleven days to New Year.

What it costs to move around once you are there

A four-seater golf cart is USD $30 a day from Ambergris Caye Carts — the business whose own copyright footer reads Advanced Golf Cart Rentals — $35 a day from Go San Pedro Rental and $40 a day from Mark’s Cart Rentals. By the week the two operators who price a stated cart size are $175 (Go San Pedro) and $185 (Ambergris Caye Carts). Mark’s is the only one of the three that states tax is added at payment, which takes its $40 to $45.00; the other two say nothing either way, so their figures are not adjusted here. A fourth operator, Carts Belize, prices the same four-seater at US$60 plus insurance and tax. Full rate cards on our Ambergris Caye and San Pedro page. A taxi from the San Pedro airstrip into town is “about US$5.00” per SunBreeze Suites’ guest FAQ, while The Watermark Belize sells a transfer to and from the same airport at “just $22.50 US one way”.

What the operators don’t publish

These are gaps in the resorts’ own published information, not ours.

• Grand Caribe Belize, 2 miles north, publishes no rates on its own site. Only its location could be sourced.
• X’Tan Ha The Waterfront Resort, 7.2 miles north, publishes no rates — the site routes to a Cloudbeds booking engine.
• Matachica Resort could not be priced: matachica.com/rates/ 301-redirects to thelightercollection.com/matachica/rates/, which returns 404.
• Belizean Shores Resort: its /rates/ page returns 404.
• Blue Tang Inn and Mayan Princess, both in San Pedro town, have no fetchable rate page.
• Las Terrazas publishes no tax percentage and no season table, only “From” prices and a booking-engine placeholder.
• Neither Portofino nor Las Terrazas states a currency on its rate page. SunBreeze prints “Room Rates are in $USD”, Victoria House “Rates are in $USD” and Ramon’s “All prices quoted in U.S. dollars”; the other two print a bare "$". At Belize’s fixed BZ$2 = US$1 peg that is a two-fold ambiguity, so those figures appear here unconverted and without a US prefix.
• SunBreeze refers on its rate page to “Seasonal Rates for each Room Category” but publishes no seasonal breakdown, so its three figures cannot be tied to a date range.
• Ramon’s rate table carries no tax or service charge line.
• Budget and hostel-tier properties in San Pedro town publish no rates. The US$175 town figure above is therefore the lowest published rate we found, not the bottom of the island’s market.
• No property on Ambergris Caye publishes a rate inclusive of tax — unlike three properties in Placencia Village, which state that their published prices already include it.

How we researched this

Scope: this page reports source research, not an on-site test. We checked the booking systems, timetables and official sources named below on the date shown; calculations, unresolved disagreements and information we could not verify are labelled explicitly.

On 26 August 2026 we fetched each property’s own rate page and recorded the figures and the tax wording exactly as printed. Rates come from the properties’ own published tables, not from a booking engine, an aggregator or a quote request. Season dates come from those same tables. The mileage figures come from each resort’s own site — Grand Caribe’s structured data, Las Terrazas’ footer, Portofino’s rates page and X’Tan Ha’s footer — quoted in their own words. Cart and taxi prices come from the rental operators’ and hotels’ own pages. Where a property publishes nothing, it is listed above rather than estimated, and the area bands in the opening paragraph are derived only from the tables printed on this page.
